We go over what we do for income and job verification for a tenant. More than just an application, you want something tangible to verify these things. This can include bank statements, pay stubs, w2’s, etc.

Following up with the employer to verify a tenant is still employed is another step we take. We like to find out, if possible, if the company has any plans of cutting back or laying employees off. While this information isn’t always available, you might be able to know the tenant applying has a job now, but maybe not in a month.

After verifying income, we look at whether or not that income was from overtime, bonuses, etc. Those are things that you can’t count on, and we make sure a tenant can qualify based on their normal expected income.
