Property managers and owners are taking on much more risk when they allow month to month tenancy. The rules change and they heavily favor the tenant should things go south and a tenant stops paying. Getting a tenant out in a month to month situation takes a lot longer than if there were a lease with a term in place.

Owners and property managers can protect themselves by not allowing a lease to go month to month. Everyone’s situation is different, and some people may benefit by charging higher rent in a month to month agreement. It’s when things don’t go as planned that the month to month agreement heavily favors the tenant in Colorado.
