As a property manager in Colorado, we have very set things that are clear when it comes to requirements on a home in order for it to be habitable. These are necessary repairs.
What isn’t necessary? A lot of it can depend on what the lease states, and/or if there is a tenant manual that makes these things clear.
We always strive to keep properties we manage in top notch condition. It preserves property value and makes it easier to keep better tenants in the home… and for a longer time.
We also try to do our best to minimize costs for homeowners when a repair isn’t necessary. There are many things we are able to do at no cost to homeowners. If we can do these things without a problem we will without even bothering the homeowner at all.
The big thing to keep in mind with this is we as a property manager do not profit at all from repairs being done on a property. There are no markups, and we don’t benefit from doing repairs to a property. The homeowner’s bottom line is something we strive to protect.
